If you live near Exit 8 and want an actual cup of coffee, not a to-go cup poured next to the fryer, your options right now are a drive to Mugsy's on Fort Campbell Boulevard or the Dunlop Lane location, both a solid haul from anywhere near Rossview Road. That is about to change. A new plaza taking shape at 1243 Rossview Plaza is filling in with three businesses that have nothing to do with a drive-thru window, and the timing says something about this stretch of Clarksville that the last several years of headlines have missed.
What's landing at 1243 Rossview Plaza
Construction has been visibly underway at the site through the summer, and as of early July, signage and marketing had confirmed three tenants moving into the plaza:
- Mugsy's Coffee Company, taking the far-left corner unit, will be the veteran-owned roaster's third Clarksville location after its spots on Fort Campbell Boulevard and Dunlop Lane.
- Ireh K Food, set up beside Mugsy's, will serve banchan, the side dishes that anchor a Korean meal, with catering also expected.
- Chillville Bakery & Boba, whose exact storefront within the plaza hadn't been confirmed as of early July, has already started advertising along Rossview Road.
Ken and Tina Poindexter, who bought Mugsy's in 2008, told a Nashville business outlet in mid-July they were aiming to open the new café this month, though Poindexter was upfront that the date depends on construction staying on schedule. He was also direct about why a third location made sense here at all, noting the chain didn't want to overpopulate Clarksville with its own stores.
"I think Exit 8 is a really good location, and it's underserved when it comes to coffee."
That word, underserved, is worth sitting with, because it's not the word you'd expect for a corridor that's had this much commercial attention lately.
Why "underserved" is the right word for this corner
Rossview Road near Exit 8 has not lacked for headlines. A McDonald's opened here with a Chamber of Commerce ribbon-cutting, owner-operator Emily Ellis calling it "truly our McDonald's" since her family lives in the area. Just this month, the Clarksville-Montgomery County Industrial Development Board approved a deal with Arizona-based Brown Group Inc., the same developer behind the Publix at Walker Farms on Trenton Road, to build a grocery store on Rossview Road near International Boulevard, on a site combined with land next to an incoming Ace Hardware owned by Lori Smith. A traffic signal is already planned for the Rossview Road and Rollow Lane intersection to handle what's coming.
Run through that list and notice what's missing. Every name on it is a chain, a franchise, or a big-box format aimed at capturing drive-by traffic off the interstate. None of it was built for a resident who wants to sit down with a coffee on a Tuesday morning or grab bubble tea after picking up kids from school nearby. The grocery store itself doesn't even have a name yet. What's opening at 1243 Rossview Plaza is the first cluster of independently run food and drink concepts to land in this immediate stretch, and the person opening one of them is the one telling you, on the record, that coffee here has been a gap until now.
The road is finally catching up to the growth
None of this would matter much if getting to the plaza were a headache, and for a while it was. The City of Clarksville and the Tennessee Department of Transportation have been working through a realignment of Rossview Road and Dunbar Cave Road as part of the city's Transportation 2020+ plan, and the project was reported as nearing completion this spring. The $11 million job, handled by Eubank Asphalt Paving and Sealing, added a new traffic signal near the Rossview schools complex and eliminated the old offset intersection where Cardinal Lane and Dunbar Cave Road used to meet awkwardly. An earlier phase had already widened Rossview Road to five lanes between Cardinal Lane and Powell Road, and work continues further out near Keysburg Road, where a portion of the road is being widened to three lanes.
Put together, that's a corridor that spent the last few years absorbing new drive-thrus and big-box deals without the road infrastructure fully keeping pace, and is only now getting the signal timing and lane capacity to match. If your daily route runs past the schools complex or through the Cardinal Lane and Dunbar Cave intersection, the drive should already feel less like a bottleneck than it did a year ago.
What this actually changes for your week
None of this requires you to be shopping for a house or sizing up the neighborhood from the outside. You'll have a boba and bakery option within walking or short driving distance once Chillville's storefront is confirmed. And if you've been wanting Korean food without a drive across town, Ireh K Food is planning to fill that exact need, catering included.
The bigger picture is worth remembering too. This plaza is a first, not a finish line. The grocery deal on Rossview Road near International Boulevard still doesn't have a named tenant, and the Ace Hardware next to it hasn't opened yet either. Exit 8 is still very much in motion, and the difference between now and a year ago is that some of what's arriving is finally built around the people who live here instead of the people passing through on I-24.
Keep an eye on Rossview Road this month. The plaza's construction has moved fast enough that an opening for Mugsy's is plausible any day now, but Poindexter's own caveat, that it depends on the schedule holding, is a fair one to apply to the whole project. Chillville's exact unit is still unconfirmed, and Ireh K Food's information has been limited to what's on the signage so far. Consider this the start of the story, not the whole thing.
